Terrace Leak Repair in Adyar

A ceiling leak under the terrace is a symptom. We find where the water is actually getting in, explain what we found, and recommend a repair that suits your building.

Terrace leaks we're asked about

  • Drips through the top-floor ceiling

Leaks that start during heavy rain and stop a few hours later.

  • Damp that spreads after rain

Patches that keep growing for days after the rain has stopped.

  • Leaks along beams and corners

Water following beams, slab edges or the wall–ceiling junction.

  • Damaged plaster and rusting steel

Spalling ceiling plaster or rust stains from steel inside the slab.

Common causes of terrace leaks in older Adyar buildings

Adyar has many independent houses and apartment buildings that have been around for decades. Many older Chennai roofs have a traditional weathering course, such as brick-bat coba, under the tiles or screed. Over time this layer cracks, loses its slope and starts to hold water instead of shedding it.

Being close to the coast and the Adyar river also means humid, salty air, which speeds up the decay of exposed concrete. When water gets into the slab and reaches the steel, the steel rusts and expands, cracking the concrete from inside. That is why some leaks come with spalling plaster and rust stains.

Diagnosis first

A leak in one room can come from a crack several metres away, because water travels along the slab, the weathering course and the beams before it drips. We check the terrace surface, the outlets, the parapet junction, any water tanks and pipes on the roof, and the ceiling below, and then explain what we think is causing it.

Repair options

Depending on what the inspection shows, the repair may include:

  • Treating cracks and joints and applying a waterproof coating or membrane over the terrace
  • Clearing and resetting drain outlets and improving the slope where water stands
  • Removing a failed weathering course or tiles when they are trapping water
  • PU injection grouting to stop water travelling through a ceiling crack, where it is appropriate
  • Structural repair of spalled concrete and exposed steel in the ceiling

Questions, answered.

Do you need to inspect the source of the leak?+

Yes. Water often shows up a long way from where it gets in. A ceiling patch can come from a terrace crack, a sunshade, a bathroom above or a pipe in the slab. Treating only the stain rarely lasts, so we trace the source before recommending a repair.

My building is old. Can the terrace still be waterproofed?+

In most cases, yes. The approach depends on the condition of the slab and the existing weathering course. Sometimes the old layers can be treated in place; sometimes they need to come off. We'll explain the options after inspecting the roof.

Can the leak be stopped during the rainy season?+

Active leaks through cracks can often be controlled with injection grouting even when the concrete is wet. Terrace coatings and membranes usually need a dry surface, so that part is planned for a dry spell.

How do I arrange an assessment?+

Call +91 90032 09123, send photos on WhatsApp, or fill in the call-back form on this page with your name, number, locality and the problem area. Someone from BCR will call you to discuss it and fix a time for the inspection.
