BCR Water Proofing

Chennai monsoon leak repair

Roof, wall or ceiling leaking this monsoon?

BCR Waterproofing assesses terrace leaks, ceiling seepage, damp walls, bathroom leaks and lift-pit water across Chennai, then recommends a repair that suits the building, including PU injection grouting where it is appropriate.

Monsoon leaks we deal with

  • Terrace and roof leakage

Water dripping from the ceiling below the terrace, especially after long or heavy rain.

  • Ceiling damp patches

Brown or grey stains, bubbling paint and plaster that sounds hollow or starts to fall.

  • Water leakage in walls

Damp patches, peeling paint and white salt marks on walls, often near windows, sunshades or corners.

  • Bathroom leakage

Damp on the wall behind a bathroom or a ceiling stain under it, which often gets worse in the rainy months.

  • Lift pit water

Water collecting at the bottom of the lift pit as groundwater rises during the monsoon.

  • Sump and basement seepage

Groundwater entering sumps, basements and car parks through cracks and joints.

Why leaks show up in Chennai's monsoon

Most of Chennai's rain arrives with the north-east monsoon between October and December, often as days of heavy, wind-driven rain. Through the summer, terraces heat up, expand and crack. When the rain comes, water stands on the roof, runs into those cracks and finds its way through to the ceilings and walls below.

At the same time, groundwater rises in low-lying parts of the city. That is when sumps, basements and lift pits that stayed dry all year start to take in water.

What to do while it's actively leaking

A few simple steps limit the damage until the leak can be assessed:

  • Move furniture, electronics and documents away from the wet area, and catch dripping water in a bucket.
  • If water is near light fittings, fans or switches, turn off that circuit and call an electrician before using it again.
  • If it is safe to go up, clear leaves and debris from terrace drain outlets so water doesn't stand on the roof.
  • Take photos and short videos of the leak, the ceiling or wall, and the terrace or bathroom above it.
  • Note when it leaks: only in heavy rain, for hours after rain, or all the time. This helps trace the source.
  • Avoid hacking off wet plaster or painting over the stain. It hides the evidence and won't stop the water.

How BCR assesses the problem and picks a repair

We start with where the water appears and work back to where it gets in. That means checking the terrace (slope, drain outlets, cracks, parapet joints, old weathering course), sunshades and external walls, bathrooms and plumbing above the damp area, and, for below-ground leaks, the joints and entries in the sump, basement or lift pit.

The repair depends on what we find. A terrace may need crack treatment and a waterproof coating or membrane. A bathroom may need its joints and sunken slab treated. Water travelling through a crack or construction joint may be sealed with injection grouting.

PU injection grouting, where it's appropriate

Polyurethane (PU) injection grouting is used when water is moving through a crack, a joint or a honeycombed area in concrete. Small holes are drilled along the crack, packers are fixed and a PU resin is pumped in. The resin reacts with water and expands to fill the path the water was taking.

It suits active leaks through ceiling cracks, construction joints, basement and sump walls, and lift pits, and it can often be done while the concrete is wet. It is not the answer to every leak: a terrace with a failed surface, for example, needs that surface treated. We only recommend it after an inspection shows it fits the problem.

How it works.

  1. Step 1

    Call or send photos

Call us, send leak photos on WhatsApp, or request a call back with your locality.

  2. Step 2

    Assessment

We inspect the leak and trace where the water is getting in.

  3. Step 3

    Recommended repair

We explain the cause, the repair we recommend and the quote before any work starts.

  4. Step 4

    Repair and check

Our own crew carries out the work and checks the area once it's done.

Questions, answered.

What should I do if my roof or ceiling is leaking right now?+

Protect belongings and electrics first: move things away, catch the water, and switch off any circuit near the leak. If it's safe, clear the terrace drain outlets. Then take photos and send them to us on WhatsApp so we can understand the problem and arrange an assessment.

Do you need to inspect the source of the leak?+

Yes. Water often shows up a long way from where it gets in. A ceiling patch can come from a terrace crack, a sunshade, a bathroom above or a pipe in the slab. Treating only the stain rarely lasts, so we trace the source before recommending a repair.

Can leaks be repaired during the monsoon?+

Some can. Injection grouting can often be done on wet concrete, so active leaks through cracks and joints can be treated in the rainy season. Most terrace coatings and membranes need a dry surface, so that part of the work is planned for a dry spell. We'll explain what can be done now and what should wait.

Can I send photos before anyone visits?+

Yes. WhatsApp photos or a short video of the leak, the ceiling or wall, and the terrace or bathroom above it to +91 90032 09123, with your locality. It helps us understand the problem and plan the inspection.

How do I arrange an assessment?+

Call +91 90032 09123, send photos on WhatsApp, or fill in the call-back form on this page with your name, number, locality and the problem area. Someone from BCR will call you to discuss it and fix a time for the inspection.
