Signs of bathroom leakage

  • Damp wall outside the bathroom

Peeling paint, damp patches or salt marks on the wall shared with a bedroom or hall.

  • Stain on the ceiling below

A patch on the ceiling of the floor below, often under the shower or toilet.

  • Dark or crumbling grout

Joints between tiles that stay dark, crumble or grow mould.

  • Smell or dampness that won't clear

A musty smell, or a floor that stays damp long after use.

Where bathroom leaks usually come from

Many older bathrooms in Chennai, including in Anna Nagar's established houses and apartment buildings, are built on a sunken slab: a recessed floor filled with debris or lightweight fill, with tiles on top. When the tile joints or pipe joints fail, water collects in that fill and slowly seeps into the walls and the ceiling below.

Other common sources are failed grout between tiles, gaps around floor traps and pipe entries, the joint where the floor meets the wall, and leaking concealed water pipes. The monsoon often makes things look worse because walls are already damp from the outside.

How we assess a bathroom leak

We look at the damp area, then check the tiles and grout, the floor trap, pipe entries and the floor–wall junction. Where needed we check moisture levels and test the drainage and plumbing to separate a waterproofing failure from a plumbing leak, because they need different fixes.

We won't promise a particular solution before inspecting. What's needed can range from regrouting with epoxy and sealing the trap and pipe entries, to removing the tiles and treating the sunken slab properly.

Repair options

Depending on what we find, the repair may involve:

  • Raking out failed joints and refilling them with epoxy grout
  • Sealing around floor traps, pipe collars and the floor–wall junction
  • Removing tiles to treat the sunken slab with a waterproof coating, then retiling
  • Referring a concealed pipe leak to a plumber if the problem is the plumbing, not the waterproofing

Questions, answered.

Will you have to break my bathroom tiles?+

Not always. If water is escaping through the grout, traps or pipe entries, those can often be treated without removing the tiles. If the sunken slab below is saturated, the tiles may need to come off so it can be treated. We'll explain which applies after the inspection.

How do I know if it's a plumbing leak or a waterproofing problem?+

A plumbing leak usually leaks whether or not the bathroom is used; a waterproofing failure gets worse when the floor is wet. The inspection checks both, and if it's a pipe, we'll tell you so you can call a plumber.

Can I send photos before anyone visits?+

Yes. WhatsApp photos or a short video of the leak, the ceiling or wall, and the terrace or bathroom above it to +91 90032 09123, with your locality. It helps us understand the problem and plan the inspection.

How do I arrange an assessment?+

Call +91 90032 09123, send photos on WhatsApp, or fill in the call-back form on this page with your name, number, locality and the problem area. Someone from BCR will call you to discuss it and fix a time for the inspection.
